Our micro project packages can be used for any micro design, planning & construction project, including the following:

  1. Internal designs. Approx. house size 120 sqm (3/4 bed house).

  2. Extensions. Approx. 25 - 30 sqm.

  3. Small loft conversion. Approx. 30 - 50 sqm.

  4. Outbuilding / Garden room. Approx. 25 sqm.

*More than one of the above may be included within your project, subject to the scope of work.

For existing buildings, Stage 1 can be produced from estate agent drawings or previous planning history. A measured survey will be required before proceeding to Stage 2 or if no existing plans can be found at Stage 1.

Whats included per stage:

Stage 1 - Feasibility

  • Briefing call & site visit;

  • Proposed Floor Plans (2x initial design options);

  • Proposed Site Plan;

  • Allowance for 1 design review meeting & email/phone support for advice and guidance;

  • Allowance for 1x design revision;

  • Property & relevant planning constraints research.

 

Stage 2 - Developed Design

  • For existing buildings, a measured survey & existing drawing add-on are required;

  • Location plan;

  • Proposed block & roof plan;

  • Proposed floor plan;

  • Proposed principal elevation (2x design options)

  • Finalised elevations upon chosen design;

  • 3D model views & weblink to interact with an online 3D model;

  • Allowance for 1 meeting & email/phone support to discuss the process and build upon design ideas;

  • Allowance for 1x design revision;

  • 3x hours to coordinate specialist consultants (ecologists, surveyors, planners, heritage, etc).

 

Stage 3 - Design Approval

  • Drawings collated and refined for planning submission;

  • Final design amendments and updates;

  • Allowance for 1 design review meeting & email/phone support to discuss the process and build upon design ideas;

  • Planning application form completed and submitted;

  • 3x hours to coordinate specialist consultants (ecologists, surveyors, planners, heritage, etc);

  • 5x hours of support throughout the application process, and additional drawings/information if requested by the Local Authority.

 

Stage 4 - Technical Design

  • Building Control drawings to include:

  • Proposed floor plans to show setting out dimensions, wall construction, means of escape, surface & foul water disposal, access requirements & structural information, etc;

  • Cross section A-A to show construction methodology, thermal performance, & structural design;

  • Long section B-B to show construction methodology, thermal performance, & structural design;

  • 5x hours to coordinate specialist consultants (structural engineer, M&E, drainage engineer, etc);

  • Building Control Document;

  • Allowance for 1x design revision;

  • 5x hours to coordinate Building Control and any additional drawing/designs modifications as requested as a result.

 

Stage 5 - Construction

  • Not purchased through our shop. Please make further enquirers.

 

 

Please note: our fees do not include additional amounts for consultants or information, such as that from the Local Authority and Building Control, or for specialist reports or surveys, such as the following, which are not included in the above fee:

- Topographical Survey

- Structural Engineer design and calculations.

- All Local Authority Fees.

- OS extract for planning purposes.

- Arboricultural Assessment.

- Ecology Statement

If we feel additional consultants are necessary, we will provide advice and obtain quotes on your behalf.

Mileage will not be charged by the practice within a 30 min travel distance. After such a distance, each mile will be billed at an 85p rate.
